Carmel Mountain residents enjoy its proximity to recreation, shopping and its convenient location mid-county. The many convenient shopping areas offer restaurants, retail shopping and services with ample parking. Residential neighborhoods are middle to upper-class, have well-maintained open space, parks and golf courses which give the neighborhood a rural feeling. In addition, many homes have spectacular city views. Another attraction, are the schools which are run by the Poway Unified School District, the highest scoring district in the county. Also, Carmel Mountain has easy access to the I-15, SR-56 and the I-15 "fast lane" making it an easy commute to employment centers and the downtown metropolitan area. Finally, Carmel Mountain is close to communities that have built several business parks and manufacturing parks. These parks draw many jobs from local and regional commuters.
This is a discussion on the sales prices for homes sold recently as compared to last year. In the past 90 days, there have been 7 homes that have sold and closed escrow in Carmel Mountain, CA. These homes range in prices from a low of $305,000 for a 3 bedroom, 2 bath, and 1296 square foot home on 14955 Avenida Venusto #27. With a high price of $578,000 for a 3 bedroom, 3 baths, and 1736 square foot home on 11945 Meriden Lane in Carmel Mountain. The average sold price is $505,342, the average price per square foot is $319 and the average days on market are 38 days.
During this same 90 day period last year, there were 10 homes that sold and closed escrow in Carmel Mountain, California. These homes ranged in price from $510,000 for a 3 bedroom, 3 bath, and 1551 square foot home on 12141 Waverly Downs Lane. Up to the high price of $687,000 for a 4 bedroom, 3 baths, 2092 square foot home on 14069 Chestnut Hill Lane. The average price of these sold homes one year ago was $589,775 and the average price per square foot was $343. Also, the average days on the market were 33 days. Comparing these figures to the current market are the following; the average price has decreased by 17% and the average price per square foot decreased by 7.5%.
This is a drop in prices do to the correction in the market, high inventory and increase in foreclosures, which is a good deal for buyers. The market decreasing in prices was a small change compared to other areas in San Diego. This shows good stability for Carmel Mountain area. Due to the low interest rates and low prices there has been a lot of activity including multiple offers on properties, especially bank owned.
