These houses range in prices from a low of $157,000 for a 3 bedroom, 2 bath, and 1480 square foot house on 356 MoreHouse Place. With a high price of $470,000 for a 5 bedroom, 3 baths, and 2648 square foot house on 588 Sipes Circle in Chula Vista. The average sold price is $313,969, the average price per square foot is $197 and the average days on market are 68 days. Sales price compared to list price is 99%.
During this same 90 day period last year, there were 52 houses that sold and closed escrow in Chula Vista, California. These houses ranged in price from $280,000-603,000 for a 5 bedroom, 2 bath, and 1613 square foot house on 1566 Olive Avenue. Up to the high price of $603,000 for a 5 bedroom, 3 baths, 2113 square foot home on 1417 Venters Drive. The average price of these sold houses one year ago was $445,108 and the average price per square foot was $304. Also, the average days on the market were 53 days. Comparison on the number of sales increased 23%. Sales price compared to list price is 97%.
Comparing these figures to the current market are the following; the average price has decreased by 30% and the average price per square foot decreased by 35%. This is a drop in prices do to the correction in the market, high inventory and increase in foreclosures, which is a good deal for buyers. The market decreasing in prices was a small change compared to other areas in San Diego. The increase in sales activity shows a higher demand in Chula Vista, CA. The total picture shows signs of good stability for Chula Vista, because the activity went up in the amount of sales. Due to the low interest rates and low prices there has been a lot of activity including multiple offers on properties, especially bank owned.
