Condo Tower Dominates Market ,SAN DIEGO, CA – It seems a slower market and down economy has not affected the sales success at Sapphire Tower. In the past 14 months, there were 10 sales priced over $2 million in the 92101 zip code of downtown San Diego. Sapphire Tower captured six of those sales totaling more than $19 million. Five of the six sales at Sapphire were private penthouses worth more than $2 million and the other was a top-floor penthouse selling for $6.15 million.

Downtown San Diego is the heart of one of the most desirable cities in the nation. It is the first great city of the 21st Century. Anyone who lives or works in Downtown will tell you that there's always something happening. Parades, festivals, concerts, farmers markets, theater performances, ballgames, wine tastings, and ice skating are just parts of the daily lifestyle. It’s the town of never ending, interesting and enjoyable activities.

This is a discussion on the sales prices of condominiums sold recently as compared to last year. In the past 90 days, there have been 152 condominiums that have sold and closed escrow in San Diego, CA. These condominiums range in prices from a low of $139,900 for a studio, 1 bath, and 443 square foot studio on 6thAve. #214. With a high price of $2,975,000 for a 2 bedroom, 3 baths, and 2,981 square foot home on Kettner Blvd #3201. The average sold price is $597,961 the average price per square foot is $455.84 and the average days on market are 66 days. Sales price compared to list price is 97%.

    During this same 90 day period last year, there were 138 condominiums that sold and closed escrow in San Diego, CA. These condominiums range in price from a low of $235,000 for a 1 bedroom, 1 bath, and 641 square foot home on Beech St. #332. Up to the high price of $1,575,000 for a 3 bedroom, 2 baths, 1,786 square foot home on Pacific Hwy #3703. The average price of these sold condominiums one year ago was $575,713 and the average price per square foot was $501.02. Also, the average days on the market were 76 days. Sales price compared to list price is 94%.

    Comparing these figures to the current market are the following; the average price increased by 3% and the average price per square foot decreased by 9%. Comparison on the number of sales increased by 9%.

  The prices have moderately increased, compared to the rest of the market, high inventory and increase in foreclosures. The increase in sales activity shows a higher demand for this area. The 92101 area San Diego shows there has been an increase of appreciation and stabilization.
