Fallbrook has rural beauty and solid community values which have allowed the Greater Fallbrook and Bonsall areas to be viewed as model communities in endeavors such as art, land conservation, health care, business enhancement, and many more. Fallbrook has a small town feel to it, because there are mostly owner owned shops versus large mall retail centers. Though full of life and art Fallbrook is a very quaint district. This area reflects a district richness of talent. Also, Fallbrook has a mass arrival of highly acclaimed artists and a growing art foundry that offers an assortment of classes. Many of the shows at the Art Center at Fallbrook are now drawing nationwide attention. A short 18-mile drive from the Pacific Ocean, the Fallbrook area is well known for its rolling hills, lush groves, ancient oak trees, walking trails, and its nature preserves. These homes range in prices from a low of $170,000 for a 2 bedroom, 1 bath, and 725 square foot home on 525 Womack Lane. With a high price of $1,250,000 for a 4 bedroom, 5 baths, and 4373 square foot home on 730 Harks View Way in Fallbrook. The average sold price is $481,079, the average price per square foot is $211 and the average days on market are 74 days.
During this same 90 day period last year, there 85 were homes that sold and closed escrow in Fallbrook, California. These homes ranged in price from $280,000 for a 3 bedroom, 2 bath, and 1201 square foot home on 231 View Street. Up to the high price of $2,365,000 for a 5 bedroom, 6 baths, 6909 square foot home on 443 White Horse Lane. The average price of these sold homes one year ago was $671,306 and the average price per square foot was $267. Also, the average days on the market were 90 days. Comparing these figures to the current market are the following; the average price has decreased by 29% and the average price per square foot decreased by 21%.
This is a drop in prices do to the correction in the market, high inventory and increase in foreclosures, which is a good deal for buyers. The sales decrease in active sales 31%. Even though the market decreased in prices, we are experiencing an unusual influx of investors and first time buyers. Do to the low interest rates and low prices there has been a lot of activity including multiple offers on properties, especially bank owned.
