With a high price of $521,000 for a 4 bedroom, 3 baths, and 2466 square foot home on 11650 Valley Vista Road in Lakeside. The average sold price is $328,919, the average price per square foot is $226 and the average days on market are 60 days.

During this same 90 day period last year, there 45 were homes that sold and closed escrow in Lakeside, California. These homes ranged in price from $285,000-639,900 for a 3 bedroom, 3 bath, and 1268 square foot home on 9619 Nectarine Drive. Up to the high price of $639,900 for a 3 bedroom, 2 baths, 1782 square foot home on 11984 Rocoso Road. The average price of these sold homes one year ago was $440,851 and the average price per square foot was $284. Also, the average days on the market were 69 days. Comparing these figures to the current market are the following; the average price has decreased by 26% and the average price per square foot decreased by 21%.

This is a drop in prices do to the correction in the market, high inventory and increase in foreclosures, which is a good deal for buyers. The sales decreased in active sales 34%. Even though the market decreased in prices, we are experiencing an unusual influx of investors and first time buyers. Do to the low interest rates and low prices there has been a lot of activity including multiple offers on properties, especially bank owned.
