This is a discussion on the sales prices of homes sold recently as compared to last year. In the past 90 days, there have been 15 homes that have sold and closed escrow in Mt Helix, La Mesa, CA. These homes range in prices from a low of $360,000 for 4 bedroom 3.5 bath, and 3434 square foot home on Alpine ave. and a high price of $616,500 for a 4 bedroom, 2 baths, and 2,170 square foot home on Kimberly Woods. The average sold price is $555,633 the average price per square foot is $236 and the average days on market are 53 days. Sales price compared to list price is 97%.

During this same 90 day period last year, there were 13 homes that sold and closed escrow in Mt Helix La Mesa, CA. These homes range in price from a low of $345,000 for a 4 bedroom, 2 bath, and 2266 square foot home on Marguerita Ln. Up to the high price of $650,000 for a 3bedroom, 3 baths,  2394 square foot home on Vista Arroyo. The average price of these sold homes one year ago was $656,370 and the average price per square foot was $285. Also, the average days on the market were 52 days. The prices decreased inline compared to the rest of the market, because of tighter lending guide lines and increase in foreclosures. The sales activity decreased by 6.5% which still shows a demand for homes in Mt. Helix, CA. The total picture shows signs of good stability for Mt. Helix prices. Due to the low interest rates and high demand for the Mt. Helix area and low prices there has been a lot of activity including multiple offers on properties, especially bank owned.
