Normal Heights is located in San Diego's hills above Mission Valley. Most of the neighborhood businesses are located along Adams Avenue. Normal Heights has a high rate of pedestrian activity and a unique mix of nationalities relative to the rest of San Diego. It has been called “one of the most walk able neighborhoods in San Diego.”The Adams Avenue Roots Festival, The Adams Avenue Street Fair, and Art around Adams are three important events in Normal Heights. The stretch of Adams Avenue between Texas Street on the west and Ohio Street on the east is usually referred to as Antique Row, because of the large quantity of antique stores on that stretch.

This is a discussion on the sales prices of homes sold recently as compared to last year. In the past 90 days, there have been 34 homes that have sold and closed escrow in Normal Heights, CA. These homes range in prices from a low of $207,000 for 2 bedroom 1 bath, and 2,265 square foot home on Meade. With a high price of $355,000 for a 3 bedroom, 1 baths, and 1,029 square foot home on Madison. The average sold price is $480,991 the average price per square foot is $373.91 and the average days on market are 43 days. Sales price compared to list price is 98%.

 During this same 90 day period last year, there were 31 homes that sold and closed escrow in Normal Heights, CA. These homes range in price from a low of $187,500 for a 2 bedroom, 1 bath, and 672 square foot home on Meade Ave. Up to the high price of $1,215,000 for a 3 bedroom, 3 baths, 2,446 square foot home on Madison Ave. The average price of these sold homes one year ago was $528,736 and the average price per square foot was $413.70. Comparing these figures to the current market are the following; the average price decreased by 9% and the average price per square foot decreased by 9%. Comparison on the number of sales increased by 6%.

The prices have moderately decreased, compared to the rest of the market, high inventory and increase in foreclosures. The higher increase in sales activity shows signs of stability and higher demand for Normal Heights, CA.
