A good agent will find out what your goals are with this home purchase, are you going to live and raise a family here for a long time? Are you going to buy and then sell in a couple of years? These basic questions will help the agent and yourself purchase wisely.

Keeping your best interest and educating you with every step of the home buying process. You should feel comfortable and trust your agent, trust your instincts.

A good agent will provide you with information on the properties, comparables, and should set you up on a search. These are the basics, most agents go above and beyond this. Ask the agent if they have a good network of people they can refer, if you need a loan, inspection etc.

Even thought there are several people and companies involved in a Real Estate Transaction, YOUR AGENT, should be constantly managing the parties to ensure a smooth transaction and closing.

If your just starting to look for an agent , ask your friends and family if they can refer an agent to you. Referrals are always a good way to go. You can also look up agents on the Department of Real Estate (DRE) website  http://www.dre.ca.gov/ .

Find out if the agent or their company is a member of the Better Business Bureau (BBB) http://www.bbb.org/us/list-all-bbb-locations/ .

Ask them a few basic questions:

  • How long have you been an agent?
  • Do you have a specialty?
  • Why did you become an agent?

If your purchasing a home for the first time it should be a pleasant and fun experience. The relationship you have with your agent should allow you to ask any questions/concerns comfortably and with confidence. Remember this is your home purchase, make sure your happy with your agent!

Temecula has a perfect climate for beautiful hot-air ballooning adventures, is well known for its championship golf courses, and finally its award-winning wineries around 3,000 acres of amazing wine country, but that's just the beginning. Also, located in the heart of Temecula is the Old Town district which blends historic buildings with over 640 antique dealers, unique shopping, and restaurants. In Old Town Temecula, you can find many special events including car shows, semi-annual Rod Runs, Western Days, and summer weekend entertainment. Furthermore, every Saturday Temecula has their popular Farmer's Market which offers tons of fresh produce, flowers, and crafts. Temecula Valley International Jazz Festival is in the Southern California Wine Country, and is a combination of "free" and "ticketed" events, which are held at various locations throughout the city. Though Temecula has wine country and golf courses it’s not a small town. Temecula has grown very quickly and has a lot to offer, including a vast variety of shopping.

The name Temecula comes from the Luiseño Indian word "Temecunga" – "temet" meaning "sun" and "-ngna" which means "place of". The meaning of "Temecula" has been translated into several different versions over the years. The most popular being, "Where the sun breaks through the mist".  When ranchos were being passed into private ownership it brought the romantic era of rancheros and vaqueros into full bloom. Of course this era was short lived, but nowhere in California did its aura last longer than in the Temecula Valley.

This is a discussion on the sales prices for homes sold recently as compared to last year. In the past 90 days, there have been 519 homes that have sold and closed escrow in Temecula, CA. These homes range in prices from a low of $129,900 for a 3 bedroom, 2 bath, and 1528 square foot home on 31012 Camino Del Este. With a high price of $1,900,000 for a 7 bedroom, 8 baths, and 6800 square foot home on 39670 Parado Del Sol in Temecula. The average sold price is $338,692, the average price per square foot is $138 and the average days on market are 67 days.

During this same 90 day period last year, there were 254 homes that sold and closed escrow in Temecula, California. These homes ranged in price from $290,000 for a 3 bedroom, 2 bath, and 1,197 square foot home on 42040 Kaffirboom Court. Up to the high price of $2,575,000 for a 7 bedroom, 7 baths, 7,355 square foot home on 30623 Jedediah Smith Road. The average price of these sold homes one year ago was $517,361 and the average price per square foot was $219. Also, the average days on the market were 76 days. Comparing these figures to the current market are the following; the average price has decreased by 35% and the average price per square foot decreased by 51%.

This is a drop in prices do to the correction in the market, high inventory and increase in foreclosures, which is a good deal for buyers. The sales increased in active sales 204%. Even though the market decreased in prices, we are experiencing an unusual influx of investors and first time buyers. Do to the low interest rates and low prices there has been a lot of activity including multiple offers on properties, especially bank owned.
